Glossodia offers a convenient range of everyday amenities just minutes from Jacaranda. The Glossodia shopping village includes a supermarket, butcher, café/takeaway options, pharmacy, medical centre, preschool and primary school. Nearby Woodbury Reserve provides sports fields, playgrounds, multi-use courts and recreational facilities, with recent and ongoing upgrades by Council. Additional shopping, dining and services are available within a short 10-minute drive at North Richmond and Windsor.

Jacaranda will be surrounded by approximately 160 acres of open space. Of this, Celestino will directly deliver more than 88 acres of open space within the Jacaranda community, including conservation areas, walking trails, the restored Currency Creek corridor and the Lake Park. Together, these spaces will form a connected network of recreational and natural areas for residents and the wider community to enjoy.

Within the Jacaranda site, a multi-use sports area will be provided, alongside playgrounds, walking trails and open green spaces.

Under the project’s planning approvals, Celestino is also making a public financial contribution to Council. The allocation of these funds is determined by Council and may be directed towards local infrastructure improvements, including recreational facilities.

We are aware that sports fields at Woodbury Reserve, home of the Glossodia Football Club, are currently being upgraded through a joint Council and WestInvest program.

There is no café planned within the development at this stage. However, café and takeaway options are available nearby at the Glossodia shopping village. A development application has been lodged with Council for a small kiosk within the Lake Park, which would offer light refreshments and convenience items, subject to approval.

Tree clearing and dam dewatering are part of the approved construction works required to deliver the vision of Jacaranda, which includes delivery of a lake and wetland system.

Environmental restoration has guided the project’s design. Many existing trees have been retained where possible, and Jacaranda includes a biobanking site of approximately 12 hectares, along with the restoration of the Currency Creek corridor, which will become public open space with long-term ecological benefits.

All tree clearing and dam works are completed and managed under detailed protocols, prepared by an ecologist and approved by Council. These include pre-works inspections, on-site ecologist supervision and the safe identification, handling and relocation of fauna where required. Habitat materials such as logs and hollows are reused in and around conservation areas, with additional habitat provided through nest boxes and hollows.

Regular monitoring is undertaken to identify nesting or breeding activity, and works are adjusted if required to avoid unnecessary disturbance.

Following completion of civil works, Jacaranda will deliver extensive revegetation across the site, including approximately 1,500 new trees and large numbers of shrubs, grasses and groundcovers. A new lake and wetland system will also be created, providing improved water quality and habitat for birds, aquatic life and other wildlife, while strengthening biodiversity and the natural landscape.

Jacaranda is designed for detached homes on large lots. To ensure the quality of the development, homes must comply with the Design Guidelines, which are available for inspection before you purchase a lot. Buyers may choose their own builder and work with the Design Guidelines and Development Control Plan.

No. Subdivision is not permitted due to minimum lot size and yield controls.

Granny flats are permitted subject to the Development Control Plan and Design Guidelines. The maximum floor area is 100sqm.

Secondary dwellings such as granny flats are permitted, however dual occupancy (such as duplexes) is not allowed.

Yes. Design Guidelines will apply in addition to the Development Control Plan and will form part of the Contract of Sale and 88b Instrument documentation to protect the quality and community visions. You can find a copy of the Design Guidelines here.

Celestino has collaborated with selected builders to offer home designs that comply with the Design Guidelines. Homes must be completed within 2 years of settlement of the land.

Each lot will be serviced with electricity, NBN, potable water, pressure sewer and recycled water. Recycled water can be used for things like toilets and washing machines. The sale contract has more detail on the services.

Pressure sewer and recycled water services at Jacaranda will be provided by Altogether Group. For more detailed information, residents will be able to refer directly to Altogether Group.

Celestino has committed to road upgrades on parts of Spinks Road and Golden Valley Drive under a Voluntary Planning Agreement with Council.

The roundabout at the entry of Jacaranda is planned at the north-eastern entrance to the development on Spinks Road.

Jacaranda will be accessible via multiple entry points, including Spinks Road (east and west) and James Street. These connections are designed to support safe and convenient vehicle access for residents and visitors. In addition, a pedestrian link will be provided through the biobanking area, offering a connected and walkable pathway within the broader community.

The site is above the 1-in-100-year flood level. The 1-in-100 year flood level means that there is 1 per cent chance of flooding each year.

Jacaranda is Torrens Title, with no community levies or strata fees. Standard council rates will apply.
